With a vision to develop a truly Transit Oriented Development (TOD), the 2030 New Lynn Urban Plan identified the opportunity to integrate residential amenity into the Merchant Quarter. The Merchant Quarter residential development has delivered a new type of affordable living to New Lynn, within a benchmark development capable of catalysing future investment in the area.
As a second phase planned addition to the Merchant Quarter, the earlier completed Building B was future-proofed to accommodate the integration of the 10-storey residential tower.
The development comprises 110 residential apartments, including one bedroom, one bedroom plus study, and two bedroom options, most of which have sizeable balconies. The living spaces are designed to maximise natural light penetration in to the apartments, and contain sliding partition walls, which allow residents the option of open-plan or cellular living, as required.
High floor-to-ceiling stud heights create a larger than standard internal volumetric space, and while internal finishes are modern and contemporary, they have been designed with affordability in mind; allowing for easy future ‘up-specking’ of finishes by owners.
The Merchant Quarter residential tower is the first high-profile, high-density residential amenity in the New Lynn area; it provides potential homeowners and tenants with a choice of accommodation that has not previously been available. With the building achieving a high response of pre-construction sales, this demonstrates the demand for this type living and the shift in market perception in Auckland.
