Jasmax were commissioned to produce a masterplan identifying possibilities for an integrated mixed-use development on previously disused land close to Auckland’s CBD.
An ongoing project, the client’s aim is to establish a sustainable community around existing transport lines that intensifies public transport use and thereby reduces resident dependency on individual cars.
Working in collaboration with the client, a thorough and iterative investigation of multiple concepts led to the development of a masterplan that envisioned a waterside lifestyle-focussed village, populated closely to transport links.
Approaching masterplanning in this way allows for urban intensification, creating a high-density community designed for human-scale.
Identifying the right location for this project was essential from an environmentally sustainable design perspective; as well as the integration of retail/commercial and residential activities.
The resultant design concept is based on urban design elements and building patterns such as innovative multi-storeyed townhouses, perimeter blocks and row houses. The chosen building depth allows for future adaptability, cross ventilation and solar orientation. A water retention and irrigation scheme is incorporated to handle stormwater
