Sylvia Park incorporates 24 hectares in the heart of Auckland’s south-eastern isthmus, including 65,000 m2 of residential, retail and entertainment facilities, all adjacent to planned and actual office park space with approximately 50,000 m2 of mid-rise commercial buildings.
The challenge was to create an urban retail environment of such size that captures the diversity and character of established town centres, and can evolve and grow into the future. The masterplan divides the site into five distinctive precincts that create diversity and character.
The whole is broken down into parts and these are then permeated with streets – some external, some internal and some for the sole use of pedestrians. Moving away from mega-malls of monolithic proportions, Sylvia Park Retail provides a variety of building typologies, functions and social programmes, creating an active urban environment where pedestrians are prioritised and a place of community is supported. These elements ensure that the centre can evolve and grow to meet future needs.
Almost a quarter of the site is devoted to landscaped spaces such as water features, grass areas, mature trees, sculptural elements and elegant paving. Sylvia Park integrates the needs of the surrounding residential area, providing public amenities, improved public and private transportation and community facilities.
This project was completed as a joint venture with NH Architecture.
